What are Variations?

Variations are costed changes in the Scope of Work of a Building Project and determine how much the original Contract Price will need to be adjusted.

Variations are Items that change during the Construction period of the Building Project, that were not as agreed when the Contract was originally signed.

As an example, the Sydney Opera House is one of the most iconic and instantly recognisable buildings in the world today. It’s also infamous for the number of variations that took place, during its Construction.

The more detailed and precise information that goes into the Documentation during the Plan/Design Stage, the less likely the amount of Variations that will be required during the Construction Stage.

Variations need to be officially submitted between the Builder and Client and to be approved before proceeding.

Variations are not always additions to the Contract price, sometimes Items are removed from a contract, which means there would be a deduction from the original Contract Price.
