What Will I Need to Get Variations Done?

Precise details of the changes will be required, so that they can be priced and agreed upon by You and the Builder.

You would require the Drawings, Specifications and Contract Documentation, to check and confirm the changes and value of the Work Item.

For example, if an area of a Building was specified to have Carpet on the Floor and for some reason it was required to be changed to a more expensive type of Vinyl Sheeting, then the cost of the Carpet that was originally priced in the Tender will be subtracted from the original Building Contract Price and substituted with the price of the newly specified Vinyl Sheeting. The Building Contract Price would then be adjusted to reflect the Cost changes.

Variations can be reductions to the Building Contract price if something is either deleted or the price of a changed Work Item is less than what was allowed for in the original Building Contract Price. 

Getting all Variations accurately described, costed and put in writing is very important so there can be no dis-agreements later about what and how much was changed.

Using an experienced Quantity Cost Professional, such as Quantity Surveyors and Estimators to calculate how much a Variation will cost, is a wise decision.

They are able to ensure that everything is done correctly, by either adding or deducting the cost of those Items from Contracts and re-calculating the updated Building Contract Price.
