Who Does Replacement Cost Estimates?
Experienced Quantity Surveyors are usually the people most qualified and best suited to do a Replacement Cost Estimate.
Quantity Surveyors are able to assess all the Elemental Component of the Buildings (along with any associated Structures) and are also able to calculate how much it would cost to Build similar Buildings and Structures as a replacement.
When doing a Replacement Cost Estimate the cost must not only include the cost of re-instating the previous building, but it must also include the cost of demolition, re-design, Consultants Fees, Planning Costs and factor in any Cost Escalations.
It must be noted that a Replacement Cost Estimate is not a market valuation, which is a valuation of what the Buildings and Property would be worth if it were to be sold.
Replacement Cost Estimates include the demolition and removal of what is left of the existing Buildings and Structures, Professional Design and Authority Fees, the Cost of the new Construction Work and any escalation of costs whilst replacement is occurring.
